What is a home measurement or floorplan service?

Measurement services are just what they sound like: Based on what you want, an appraiser will measure your property's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, an appraiser takes measurements of your property with a measuring tool — generally a tape or laser measuring device. As they tour the home, they make note of the layout of the rooms and other features, like closets, patios, and pantries. They may sketch the property. Then, the appraiser writes up a report and detailed floorplan showing the total square footage of the home and the general layout. The result is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When are measurement services needed?

Disputing property taxes

Tax records frequently reflect inaccurate area of a property because the values can come from several sources, and occasionally go unverified — meaning you may be paying for more square footage than you actually have! Unless an appraiser has performed a recent valuation or home measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before challenging your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Putting your home up for sale

A floorplan service can ensure that you're paid a fair price for your property. Area is one of the biggest elements potential buyers consider when purchasing a house — but since these values are often approximated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price of your home, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home is to refer to a previous appraisal or measurement service executed by an appraiser (after any updating that might have affected square footage).

Material for agents

To make certain that your client's home sells at a price that accurately reflects true market value, we advise asking for a floorplan service for the property. Your clients, and potential buyers, will be grateful for your attentiveness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool to interest potential buyers since they can see the layout and characteristics of the home before and after touring.
